UK house prices:price falls are predicted next year, but recovery will start in 2018

 

House price growth has fallen in recent months, but is expected to start rising again by 2018, according to the latest three-year housing forecast by Countrywide.

London and the South are predicted to experience the biggest falls, with rises slowing to 3.5 per cent in 2016, from 10.8 per cent in 2015,according to the report by Britain’s largest estate and lettings agents group.

Prices are actually expected to fall by one per cent in 2017, but are tipped to increase by two per cent during 2018.

The findings are similar to those of the Centre for Economics and Business Research, whose senior economist Nina Skero says: “Although Brexit has certainly sent shockwaves, CEBR expects the housing market to slow down, but not plummet.”

The average asking price of a home in the capital is now £472,204, according to the latest ONS House Price Index.

Nationwide, house prices are still less than half the capital’s average, at £213,927, and are also expected to be affected, but not by as much.

Price growth in the North and the Midlands, for example, is set to fall by 0.5 per cent in 2016 and prices themselves are expected to fall by 0.25 per cent in 2017, as uncertainty surrounding the EU affects investment and labour markets.

However, prices in those regions are also expected to pick up by two per cent during 2018. Although 2017 might sound like a tough year for homeowners, it merely means that values will return to levels recorded at the beginning of this year.

“Forecasts in the current environment are trickier than ever, as the vote to leave the EU has thrown up many risks,” says Fionnuala Earley, Countrywide’s chief economist.

“Our central view is that the economy will avoid a hard landing, which is good news for housing markets.”

Change to the Section 21 notice from 1st October 2015

There are some important changes to the Section 21 Notice that the landlord, tenant and agent all need to know.

If you want to be able to serve a Section 21 Notice you will have to have given the tenant :

  • A copy of the Energy Performance Certificate of the property
  • A copy of the DCLG how to rent guide
  • A copy of the gas safety certificate

Without having proof of sending these things to the tenant, the section 21 notice will not be valid.

Changes to the Section 21 Notice 

Time: The Section 21 Notice will not be valid unless it is served within the first four months of the tenancy.

Expiry: If actions are not processed within 6 months of the tenancy a Section 21 will be in valid to give to the tenants.

Form:The new form for Section 21 notice will be required for them to be valid.

Process: An acting agent or Landlord’s failure to provide evidence of required information to the tenants will result in an invalid Section 21 Notice.

Repairs: If all parties fail to follow the repairs agreement that has been set in place can invalidate the Section 21 Notice and also stop another being served for another six months.

What does this mean to Landlords and Agents who want to serve a new section 21 notice? 

This means for Landlords and the agents that work on their behalf, the Section 21 notice has become more evidence based and it will mean that the whole process instead of being one action, it will be based up on the actions of the landlord or their agent.

What can be done? 

Evidence of a proper paper trial, and following through of systems is key. We have now introduced a starter pack that we send all new tenants, that is sent by email if they consent to it. Which includes the EPC, gas safety certificate, and the how to rent guide.We prefer to send the pack by email as it is more efficient and also it is more traceable if it comes to serving notice on the tenants.

Slough house prices have risen by 13.7% over taking Reading and Hertfordshire

The prices have of homes in both the rental and the sales market have rocketed in Slough and all surrounding areas since Crossrail have announced that they would be updating the lines, and making it even the connections between Slough and London faster then ever before! New figures have revealed that the prices will rise by as much as £250,000 in Sales. They have risen 49% in the last 6 months.

The project that the Crossrail has began will be a £16 billion link starting from Reading and Heathrow passing through London Paddington through to Essex and Kent.

Iver is predicted to have the biggest rise, at 49%. Information from Zoopla suggests that the current average for a house in Iver is £517,467. This would mean an increase of £250,000 from now to 2019.

Any areas with 15 minute walks to train stations will see the highest rise. The Crossrail are going to pin areas like Langley, Iver and Burnham on the map as they will be perfect options for city workers to find a cheaper home than London Central.
